Your roof does not die the day it leaks. It dies 5 years before that. Most homeowners in Suffield are living under a Zombie Roof. It looks alive. But it is already dead.

I walked a roof in Southwick last week. From the driveway, it looked okay. The color was fine. No obvious missing shingles. The homeowner had no complaints.

When I touched the shingles, they snapped like a dry cracker. The granules were gone. The asphalt underneath was brittle and cracked. This roof had been dead for two years. It just had not started leaking yet.

The homeowner said: But it is not leaking yet.

I told him: Your brake pads do not squeal until they are gone. Your roof does not leak until the wood underneath is rotting. We caught it just in time to save him $6,000 in structural repairs.

Here are the 10 signs your roof is already dead.

SIGN 1: GRANULE LOSS (THE NUMBER ONE WARNING)

Asphalt shingles are coated with ceramic granules that protect the asphalt from UV rays. When those granules wear off, the asphalt underneath bakes in the sun, dries out, and cracks.

How to check: Look in your gutters and downspouts. If you see piles of black or gray sand that looks like coffee grounds, your shingles are shedding their protective coating. This is the number one early warning sign.

Once granule loss starts, the roof has 3 to 5 years left at most. In Western MA winters, sometimes less.

SIGN 2: THE NAIL POP (THE HIDDEN KILLER)

A nail pop happens when a roofing nail works its way up through the shingle over time due to thermal expansion and contraction. You will see a small silver dot or a raised bump on the surface of the shingle.

This tiny dot is a direct path for water into your roof deck. Water gets in, the wood gets wet, the wet wood swells, more nails pop. Over a few winters, one nail pop becomes a mold problem.

If you see more than a handful of nail pops on a roof, the fastening pattern is failing across the whole surface.

SIGN 3: CHIMNEY FLASHING FAILURE

Here is a statistic that surprises most homeowners: 80% of what people call roof leaks are actually metal failures around the chimney. The flashing is the metal collar that seals the gap between the chimney and the roof surface.

Flashing fails for three reasons: it was installed incorrectly, it was not caulked properly, or it has corroded over time. When it fails, water runs down the side of the chimney and directly into your attic.

If you have a water stain on your ceiling near the chimney, the flashing is the first place to look. This is often a repair, not a full replacement. But it needs to happen before the next rain.

SIGN 4: CURLING OR CUPPING SHINGLES

Shingles curl in two ways. Cupping is when the edges of the shingle turn upward. Clawing is when the middle of the shingle buckles upward while the edges stay flat. Both are signs of moisture imbalance and age.

Curled shingles are vulnerable to wind. In a 50 mph gust, a curled shingle can peel back and expose the roof deck. In Western MA, 50 mph gusts happen several times a year.

SIGN 5: SAGGING ROOF DECK

Stand at the corner of your house and look down the ridge line. It should be perfectly straight. If you see any dips or waves, the roof deck underneath is wet and rotting.

A sagging deck is a structural problem, not just a cosmetic one. This is the most serious sign on this list. If you see sagging, call a roofer immediately. Do not wait for a leak to confirm it.

SIGN 6: DAYLIGHT IN THE ATTIC

Go into your attic on a bright day and turn off the lights. If you can see daylight coming through the roof boards, water can get through too. Every point of light is a potential leak.

While you are up there, check the insulation for dark staining or wet spots. These are signs that water has already been getting in, even if you have not noticed a drip yet.

SIGN 7: MISSING OR CRACKED SHINGLES

This one seems obvious, but many homeowners see a missing shingle and think it is just cosmetic. It is not. A missing shingle exposes the underlayment to direct UV and rain. The underlayment is like a raincoat for your house. It is not designed to be the last line of defense for years at a time.

One missing shingle replaced immediately is a $200 repair. One missing shingle ignored for two winters is a $15,000 deck replacement.

SIGN 8: MOSS AND ALGAE GROWTH

Moss and algae are common on north-facing slopes in Western MA, especially in wooded areas like Southwick and Suffield. They look harmless. They are not.

Moss holds moisture against the shingle surface. That constant moisture accelerates granule loss and causes the shingles to degrade faster. Algae creates the black streaks you see on older roofs. Both are signs of a roof that is retaining water when it should be shedding it.

Moss can be treated and removed. But if it has been growing for several years, check the shingles underneath for damage.

SIGN 9: AGE

A standard three-tab asphalt shingle roof lasts 15 to 20 years in Western MA. An architectural shingle roof lasts 20 to 30 years. A metal roof lasts 50 to 70 years.

If you do not know how old your roof is, check your home inspection report from when you bought the house. If that is not available, a roofer can estimate the age from the shingle style and condition.

If your roof is over 20 years old and you have not had it inspected recently, schedule an inspection. Not because something is definitely wrong. Because something might be wrong and you would rather know now.

SIGN 10: YOUR NEIGHBORS ARE GETTING NEW ROOFS

This one sounds like a joke. It is not. If you live in a neighborhood where the homes were all built around the same time, and your neighbors are getting new roofs, your roof is likely the same age as theirs. The same storms hit your street. The same winters hit your shingles.
