Those black streaks and green patches are not just ugly. They are alive — and they are slowly eating your roof. We use soft-wash technology to kill them safely without damaging your shingles.
What Is Actually on Your Roof
The black streaks you see on roofs all across Agawam, Feeding Hills, and Southwick are caused by a type of algae called Gloeocapsa Magma. It feeds on the limestone in your shingles. Left alone, it spreads across the entire roof and shortens its life by years.
The green patches are moss. Moss holds moisture against your shingles, which causes them to rot and deteriorate from underneath. In New England's wet climate, moss can take hold fast — especially on north-facing slopes that stay shaded.
The good news is that both are completely removable. We use a low-pressure soft-wash system with a biodegradable cleaning solution that kills the algae and moss at the root without blasting your shingles with high pressure (which causes damage).

Why Soft Wash, Not Pressure Wash
We hear this question all the time. Here is the honest answer.
•Blasts off the protective granules from your shingles
•Voids most shingle manufacturer warranties
•Forces water under the shingles and into your attic
•Damages the shingle mat and causes premature failure
•Looks clean for a few weeks, then the algae comes back faster
•Low pressure that does not damage shingles or granules
•Biodegradable solution kills algae and moss at the root
•Results last 2 to 5 years, not just a few weeks
•Safe for your landscaping, pets, and gutters

How We Do It
We protect your yard first
We cover your plants, bushes, and landscaping with tarps before we start. Your garden will not be touched.
We apply the soft-wash solution
We spray our biodegradable cleaning solution across the entire roof surface. It starts killing algae and moss on contact.
We rinse at low pressure
After the solution has done its work, we rinse the roof with low-pressure water. No blasting, no damage.
We clean up and leave
We remove all tarps, clean up any runoff, and leave your property exactly as we found it. Magnetic sweep for any nails.
How long will the results last?
Soft wash results typically last 2 to 5 years. We also offer a preventative treatment that slows regrowth significantly.
Is the cleaning solution safe for my plants?
Yes. We use a biodegradable solution and we pre-wet and cover all landscaping before we start. We have never damaged a garden.
Will it make my roof look like new?
It will look dramatically better. The black streaks and green moss will be gone. Some minor weathering and color variation from age will remain — that is normal and does not affect performance.
Can I do this myself?
You can buy soft-wash solutions at hardware stores, but applying them safely on a roof requires proper equipment and experience. Falls from roofs are one of the leading causes of home injury. We do not recommend DIY roof cleaning.
How much does it cost?
Most homes in Agawam, Feeding Hills, and Southwick pay between $300 and $600 for a full soft-wash cleaning. We give you a firm price before we start.
We serve Agawam, Feeding Hills, Southwick, Westfield, Springfield, and all of Western MA and Northern CT.
