What You Need to Know
Every home has vent pipes sticking up through the roof — for your plumbing, your HVAC, your dryer. Each one of those pipes is sealed with a rubber boot that keeps water out.
Rubber does not last forever. In New England, the UV rays from the sun and the extreme temperature swings from summer to winter cause the rubber to dry out, crack, and pull away from the pipe. When that happens, you have a direct path for water to enter your attic.
Most homeowners never think about their vent boots until they see a water stain on their ceiling. By then, the water has usually been dripping in for months. We replace them before that happens.

Your roof is 10 or more years old
Most rubber boots start to fail around the 10-year mark. If yours have never been replaced, they are probably cracked.

If you can see a gap between the boot and the pipe from the ground, water is getting in.

We seal and clean up
We seal around each new boot with roofing cement and do a full cleanup including a magnetic nail sweep.
How much does boot replacement cost?
Most homes need 3 to 6 boots replaced. Each boot costs $50 to $150 to replace depending on size. It is one of the best value repairs in roofing.
Can I replace them myself?
It is possible but we do not recommend it. Getting on a roof safely requires proper equipment. The cost of a professional repair is much less than an ER visit.
How long do new boots last?
Quality silicone boots can last 20 years or more. We use boots rated for New England's climate extremes.
Will my insurance cover failed boots?
If the boots failed due to storm damage, yes. If it is normal wear and tear, typically no. We will help you document it either way.
Do I need to replace all of them at once?
We recommend replacing all boots at the same time if several are failing. It saves you money on labor and prevents future calls.
